These tools overlap, but they are built around different jobs. Cadastral, now owned by Legora, is an AI agent platform that runs many CRE workflows, from abstracts to drafting (cadastral.ai). Leverton was acquired by MRI Software in 2019, and its site now points to MRI Contract Intelligence, which pairs AI abstraction with expert review and supports 25+ languages (mrisoftware.com). Prismera is a portfolio platform that covers abstraction, critical dates and insurance compliance from acquisition through operations (prismera.ai). Prophia is a lease data platform that pairs AI with expert validation for ongoing portfolio management (prophia.com). Elysium describes itself as the CRE data engine for diligence and operations: it reconstructs the financial and legal logic in leases, loans and agreements and makes it traceable and validated (elysium-cre.com; solutions).

We looked at the same points for each tool: what it is, how it links extracted data back to the source, how it handles amendments and related documents, whether the vendor's own experts review output, and where the data goes afterwards. Sources are linked in each section below. A dash in the table means we couldn't find the information, not that the tool lacks it.

Cadastral
- What it is: Cadastral describes itself as "the AI agent for commercial real estate", with AI that completes workflows end to end, "from due diligence to drafting contracts" (cadastral.ai). Legora, a legal AI company, announced its acquisition of Cadastral on 2 June 2026. Legora says Cadastral was founded in 2024, launched in 2025, and has over 50 firms as customers, including JLL, AvalonBay, Equity Residential and Empire State Realty Trust (legora.com).
- What it does well: It abstracts more than leases: loans, JV agreements and vendor contracts, using built-in templates or your own. It also runs 50+ out-of-the-box workflows such as CAM recs, rent roll generation and LOI to lease generation, and it pushes data to Yardi, DealPath and Salesforce (cadastral.ai). It states it never trains on customer data, and it offers single-tenant cloud, private VPC or on-premises deployment (cadastral.ai; cadastral.ai/security). In its published case studies, JLL Leasing uses it to generate lease and LOI abstracts at volume (cadastral.ai), and Continental Realty Corporation reports 78% faster lease abstractions and 2,500+ documents analyzed (cadastral.ai).
- Who it fits best: Firms that want one AI platform across many teams (it lists asset management, acquisitions, leasing, legal, finance and lease administration, among others), where abstraction is one task alongside drafting, deal sourcing from broker emails, and Excel or PowerPoint outputs (cadastral.ai; cadastral.ai/product). Cadastral's site doesn't describe field-level source links or vendor-side expert review, so ask about both. Since the acquisition is recent, it is also reasonable to ask how the product and pricing will change under Legora.
Elysium
- What it is: Elysium describes itself as "AI for Commercial Real Estate Diligence & Operations" and "the CRE data engine." It reconstructs the financial and legal logic in leases, loans and agreements, then makes it traceable, validated and usable across a firm (elysium-cre.com). It is built as a system of multiple specialized AI components trained on CRE documents, rather than a single general-purpose model (solutions). It handles commercial leases and amendments, multifamily leases, commercial loan documents, vendor agreements, partnership and operating agreements, and rent rolls (elysium-cre.com), in PDF, DOCX and scanned images, across all asset classes, with no templates required (solutions).
- What it does well: Every extracted field cites its document, page and section, carries a confidence score, and can be validated by a named reviewer with a permanent timestamp (elysium-cre.com). When updated agreements arrive, it reconciles them against existing data, and it automates lease to rent roll reconciliation and critical date tracking, with answers to plain-English questions sourced across the whole document set (solutions). It has been used for CAM and pass-through reconciliation on a medical office acquisition (ABJNY case study). It syncs read-only by default from Dropbox, Google Drive, SharePoint and Box (integrations). In published case studies, Saber-Hightower reviewed 150+ leases and amendments in under 4 hours, against 40 to 50 hours manually (case study), and ABJNY processed about 200 documents in under 12 hours, against 30 to 40 hours manually (case study).
- Who it fits best: Elysium says it is built for investors, owner-operators, asset managers, lenders and the consultants who advise them (elysium-cre.com). It suits teams whose risk sits in how documents interact, for example an amendment that changes an operating expense cap or a co-tenancy trigger tied to an anchor tenant (updates.elysium-cre.com), or a rent roll that needs to be checked against the leases (solutions). Teams can start with a pilot on existing Dropbox or Google Drive folders (updates.elysium-cre.com).

- Portfolios with leases in several languages. Elysium's site does not list supported languages, while MRI Contract Intelligence lists 25+ languages (mrisoftware.com).
Leverton (now part of MRI Software)
- What it is: MRI Software announced on 31 July 2019 that it had acquired LEVERTON, an AI data extraction and lease abstraction company founded in 2012 (mrisoftware.com). Leverton was acquired by MRI Software in 2019, and leverton.ai now redirects to MRI Contract Intelligence, MRI's lease abstraction product (mrisoftware.com).
- What it does well: MRI says Contract Intelligence extracts dates, financial figures and clauses with "multiple layers of expert review", keeps contract data in a central searchable system of record, answers questions through a "Contract Assistant", and adds compliance checks and alerts (mrisoftware.com). It lists 25+ supported languages, including Chinese, Japanese, Korean and Russian, and reports 2M+ documents extracted, 4K+ users and 200+ organizations using its AI technology (mrisoftware.com). MRI also offers expert lease administration support alongside the software (mrisoftware.com). At the time of the acquisition, MRI linked Leverton's value to IFRS 16 and ASC 842 compliance and noted that several MRI clients already used it within their property management systems (mrisoftware.com).
- Who it fits best: Existing MRI customers, and large or international portfolios with leases in many languages that want vendor experts to review the output. For those buyers, MRI Contract Intelligence is likely a better fit than Elysium, whose site does not list supported languages (elysium-cre.com). The MRI page we reviewed does not describe field-level source links or amendment handling, so test both on your own documents.
Prismera
- What it is: Prismera, from Prismera Labs, calls itself "the AI platform for commercial real estate" and "the comprehensive command center for commercial real estate portfolios", with modules for Asset Vault (documents and abstraction), Workflows, Calendar and Compliance (prismera.ai). It says more than 250 million square feet of commercial real estate runs on the platform (prismera.ai).
- What it does well: It auto-classifies uploaded files by tenant and extracts 100+ structured fields. Every extracted value links to the exact page and paragraph, each field keeps its history across amendments, and teams can define their own fields and extraction prompts (prismera.ai). Beyond abstraction, it tracks critical dates from uploaded documents, tracks insurance requirements and certificate expirations, and runs reusable multi-step workflows built in plain English (prismera.ai; workflows). It states it does not train models on customer data (prismera.ai).
- Who it fits best: Owners and operators who want one system from acquisition through property management, especially where critical dates and tenant insurance compliance matter as much as the abstract itself (prismera.ai; prismera.ai). If insurance and COI tracking is central to your work, Prismera describes it directly; Elysium's site does not describe insurance certificate tracking. Prismera's pages we reviewed do not describe vendor-side expert review or connections to property management systems such as Yardi or MRI, so ask about both.
Prophia
- What it is: AI-powered lease abstraction software that "combin[es] AI with expert validation" to produce structured, consistent lease data across a portfolio (prophia.com). Its product range includes Prophia Essentials and Prophia Portfolio, and it lists lease abstraction, due diligence, rent roll automation and portfolio analytics among its solutions (prophia.com).
- What it does well: Abstract terms hyperlink back to the original language in the lease or amendment, and an AI-annotated layer makes lease PDFs searchable (prophia.com). It flags tenant rights and encumbrances across a portfolio, and uploaded amendments and renewals update the data automatically while keeping a history of changes (prophia.com). Prophia publishes a customer example: RXR, with a portfolio of over 73 assets, onboarded its retail and office portfolio after a pilot, and Prophia describes abstracting 300 leases (prophia.com).
- Who it fits best: Owners and operators who want a lease data platform for ongoing portfolio management, with abstracts checked by the vendor's experts. If you want vendor-side expert validation built into the service, Prophia is likely a better fit than Elysium, where every term, covenant and date can be validated by a named reviewer with a permanent timestamp (elysium-cre.com). Elysium puts more emphasis on reconciling rent rolls and CAM against leases, while Prophia lists due diligence and rent roll automation as separate solutions, which we did not review (prophia.com; solutions).

What to check before you choose a tool
- Click to source on every field. If a value can't be traced to its clause, treat it as unverified (v7labs.com; elysium-cre.com).
- Amendments and exhibits. Test a lease whose cap or term was changed by a later amendment (updates.elysium-cre.com).
- Reconciliation. Check whether the tool compares the rent roll and CAM against the leases, or only extracts them.
- Human review. Ask who checks the output: the vendor's experts, your own team, or both.
- Security. Ask how your documents are stored and protected, and get the data-training policy in writing.
- Languages and accounting standards. If you hold assets abroad or report under IFRS 16 or ASC 842, confirm support directly with the vendor.
- Where the data lands. Confirm whether output goes to your document system, a property management system such as Yardi or MRI, or spreadsheets.
- Ownership changes. Cadastral (Legora, 2026) and Leverton (MRI, 2019) have both been acquired. Ask how that affects the product, contract terms and roadmap.
