To choose lease abstraction software, run a pilot on your own hardest leases: ones with amendments, scanned riders and non-standard recovery clauses. Score each tool on five things. Can you click from every field to the exact clause? Does it apply later amendments correctly? Is there a human validation record? Can it reconcile the abstract against the rent roll and CAM? Does the output land in your systems without re-keying? A tool's accuracy on a clean sample lease won't tell you much about how it handles your portfolio (v7labs.com).

What does lease abstraction software actually do?

It turns leases into structured data covering parties, rent schedules, critical dates, options, recoveries and key clauses. Most AI platforms follow the same steps: ingestion/OCR, parsing (body vs exhibits vs amendments), extraction, confidence scoring and structured output (v7labs.com). Some tools also reconstruct the logic behind the terms, such as commencement triggers, recovery caps and cumulative calculations, in addition to the headline fields (elysium-cre.com).

How do I run a fair pilot?

  1. Pick a representative set of leases from your own portfolio, and make sure it includes your worst: amended, scanned, co-tenancy, ground lease.
  2. Keep a hand-checked answer key for 15–25 fields, plus 3 "trap" scenarios such as an amended cap, a termination fee formula or a co-tenancy trigger (NOI traps).
  3. Point every tool at the same folder, and don't clean it up first. Our own pilot approach uses your existing Dropbox or Google Drive folders without restructuring the data room (NOI traps). Can I use ChatGPT instead?

For reading a single lease, often yes. For a portfolio or an acquisition, the gap is audit trail and multi-document logic. General tools need careful manual management of multi-document lease packages (theaiconsultingnetwork.com).
